007- What Really Happens During a Building Survey (and Why You, the Seller, Should Love It)

Introduction

If you’re selling a property, chances are you’ve heard the phrase “building survey” thrown around by buyers eager to give your lovely home the once-over. You may be wondering what it all really entails—and whether it's something you should dread. Good news! Building surveys can actually work in your favour, and here’s why.

Why Survey's aren't just for buyers

Let’s start by clearing up a misconception: a building survey isn’t just for that cautious buyer who wants “peace of mind” before they sign on the dotted line. It’s also for you, the seller! A detailed survey report on your property’s condition not only highlights any potential issues but also gives you a chance to fix them in advance—or, if you’d prefer, to simply be upfront about the property’s current state. Honesty (and a good survey) can make buyers feel more secure, potentially speeding up the sale and reducing the back-and-forth. Plus, if they don't get their own survey, you could end up with some negotiating power.

So, What Happens During a Survey?

Now, let’s talk about what actually happens. Building surveys come in different levels, from the light “Homebuyer Survey” to the more detailed “Full Building Survey.” Depending on the level, here’s what a surveyor generally checks:
  • Exterior and Roof: Surveyors will check the condition of the roof, chimneys, gutters, and exterior walls. Got a little moss on the roof? No big deal—but a heads-up can help you decide if it’s worth fixing beforehand.
  • Walls, Floors, and Ceilings: They’ll peek under carpets (don’t worry, they’re pros) to look for any signs of dampness, subsidence, or structural issues. This is prime “peace of mind” territory for buyers.
  • Windows and Doors: A surveyor will check if these open, close, and lock correctly. If they’re as drafty as a barn door, it might come up.
  • Plumbing, Electricals, and Heating: Surveyors usually do a visual check of the plumbing, wiring, and heating system. They won’t go in-depth (that’s for specialist checks), but they’ll flag anything that doesn’t look quite right.
  • Loft and Attic: Crawl spaces, attics, and any lofts will be checked to ensure insulation, beams, and structures are in good shape.

The "Condition Report" Card

After all this poking around, surveyors deliver a report filled with details on the property’s condition. Think of it like a report card for your house, and a well-maintained home scores big points. Buyers love when a property gets a clean bill of health- and, as a seller, you can use this to reassure them.

So, Why Not Order a Survey Yourself?

You heard me right. Ordering a survey yourself could be your secret weapon. Not only does it show buyers that you’re transparent and proactive, but it also lets you address any issues on your terms. If you get the survey done, you can spruce up anything that might raise eyebrows, making your home even more appealing.

Upsides of a Pre-Listing Survey

  1. Cut Down on Surprises: Nothing ruins a smooth sale like a last-minute problem popping up. Know about it in advance, and you’re in control.
  2. Boost Buyer Confidence: Buyers love confidence—and a property that comes with a ready survey shows them it’s solid, sound, and in demand.
  3. Help Set the Right Price: Your survey results can give you a good sense of your home’s value based on its condition, so you can set a realistic price (or hold firm if your home scores well).

Conclusion

Building surveys aren’t something to dread—they’re an opportunity. By offering a survey to potential buyers, you’re not only encouraging transparency but also taking a proactive step to smooth out any possible bumps in the sale process. And who knows? That added layer of reassurance might just be the thing that makes your home the one they want to buy.
So, why not give buyers that peace of mind upfront? It might just make the difference in sealing the deal.
